Our client, located in Cape Town, is seeking a Project Manager to join their team. You will lead and manage the end-to-end delivery of new store builds and remodel projects across the restaurant network. This role is responsible for ensuring all developments are delivered on time, within budget, and according to Franchisor and quality standards, while ensuring regulatory compliance and alignment with strategic business growth objectives.

Responsibilities:

  • Manage multiple new store builds and remodel projects simultaneously.

  • Ensure timeous project delivery from site acquisition handover through to store handover to Operations.

  • Lead project scoping, budgeting, and scheduling in alignment with internal stakeholders and external partners.

  • Develop and maintain project documentation including budgets, timelines, and status reports.

  • Coordinate with franchisor development team for approvals and brand compliance.

  • Liaise with town planners, architects, engineers, and contractors.

  • Ensure effective communication between all project stakeholders including internal departments (Ops, HR, Finance, IT).

  • Ensure adherence to municipal by-laws, building codes, and legal regulations.

  • Proactively manage project risks and implement corrective action plans as required.

  • Ensure all health and safety requirements are met on construction sites.

  • Ensure the final build meets brand standards and technical specifications.

  • Oversee snagging and project close-out, including final inspections and handovers.

  • Provide regular project reports to the Development Executive and EXCO.

  • Maintain and update project tracking systems and dashboards.

  • Assist with process improvements and system upgrades for project tracking.

  • Develop and monitor project budgets and control capital expenditure (CapEx).

  • Lead tender processes, evaluate quotes, and negotiate contracts with suppliers and contractors.

Skills:

  • Financial modelling skills.

  • Broad network of contacts within the property industry.

  • Strong project management skills – ability to manage multiple projects and stakeholders.

  • Strong analysis and costing skills

  • Strong commercial acumen and negotiation skills.

  • Knowledge of zoning laws, building codes and permitting processes.

  • Strong Communication.

  • Internal Customers: Operations team, Leadership Team, CEO, Marketing.

  • External Customers: Franchisor, Landlords/Developers and their leasing service providers, Municipalities, Architects, Engineers, Attorneys, Town Planners, and other property service providers.

  • Problem Solving & Analysis.

  • Requires good planning and design coordination for submission of plans to Local Authority to secure timeous approvals as this could impact timing of projects.

  • Ability to accelerate and/or apply risk mitigation measures in the development process for successful conversion of the pipeline.

  • To be able to articulate clearly on-site complexities and key issues to cross-functional team members and in presenting sites to business.

Qualifications:

  • Bachelor's Degree in Construction Management, Engineering, Architecture, or a related field.

  • Minimum 5–7 years project management experience in commercial or retail developments.

  • Proven experience with new builds and remodels, ideally in the QSR or retail industry.

  • Experience working with franchised brands is highly advantageous.

  • Experience in retail site conversions.

  • Strong understanding of property development.

  • Strong working knowledge of South African building regulations and construction industry standards
