Junior Estate Agent (Independent Contractor)
Location: Durbanville, Cape Town Northern Suburbs
Remuneration: Negotiable packages
1. About the Opportunity
Our company is a newly established residential property agency based in Durbanville. We are looking for a motivated, qualified junior property practitioner who wants to grow with a young company from the ground up. The successful candidate will receive hands-on mentorship from the principal, access to company-generated leads and marketing support, and a fair, transparent commission structure that rewards them for building their own book.
This role suits someone early in their career who wants more personal attention, visibility, and upside than they would get at a large franchise.
2. Minimum Requirements (Non-Negotiable)
Valid Fidelity Fund Certificate (FFC) issued by the Property Practitioners Regulatory Authority (PPRA), or eligibility to have it issued under the new agency (the company covers the FFC cost; see Section 6).
NQF Level 4 Further Education and Training Certificate: Real Estate (completed).
PDE 4 (Professional Designation Examination) passed, i.e. full-status practitioner.
Up-to-date with PPRA Continuing Professional Development (CPD) requirements.
Matric (Grade 12).
Clear criminal record (required for FFC).
Valid South African driver’s license and own reliable vehicle.
Smartphone and laptop.
Fluent in English; Afrikaans strongly preferred given the local market.
3. Preferred Experience & Attributes
1–3 years’ experience in residential sales (or rentals with a desire to move into sales).
Knowledge of Durbanville and surrounding suburbs
Familiarity with property portals and CRM systems (e.g. Property24, Private Property, Entegral/Propcon or similar).
Working understanding of FICA and POPIA obligations in property transactions.
Self-driven, entrepreneurial mindset; comfortable canvassing and prospecting.
Strong social media presence or willingness to build one.
Excellent communication, negotiation and follow-up skills.
Weekend availability for show days (with time off in lieu during the week).
4. Key Responsibilities
Listings & Prospecting
Actively canvass the Durbanville area to secure sole and open mandates.
Build and maintain a personal database of buyers, sellers and referral partners.
Conduct Comparative Market Analyses (CMAs) and present valuations to sellers.
Sales & Transactions
Market listed properties (portals, social media, signage, show days).
Host show days and private viewings.
Qualify buyers and liaise with bond originators.
Draft and present Offers to Purchase using approved agency documentation.
Manage transactions from offer through to registration, liaising with conveyancers, bond originators and compliance certificate providers.
Compliance & Administration
Ensure all mandates, disclosure forms (Mandatory Disclosure Form) and FICA documentation are correctly completed and filed.
Comply with the Property Practitioners Act 22 of 2019, PPRA Code of Conduct, FICA and POPIA.
Keep CRM, listings and pipeline reports up to date.
Attend weekly sales meetings and submit weekly activity reports.
Brand Building
Represent the company professionally in the community.
Contribute to growing the company’s social media and local brand presence.

PPRA Fidelity Fund Certificate fees (issue and annual renewal), paid by the company
Mentorship and ongoing training

Business cards and personal branding (or shared cost, to be agreed)
5. Working Arrangements
The agent manages their own time and schedule; the focus is on results, not office hours.
Attendance at the weekly sales meeting and agreed show days is expected.
The agent works under the supervision of the principal property practitioner, as required by the Property Practitioners Act, for compliance purposes.
