We’re seeking a results-driven Asset Manager to maximise returns, enhance long-term value, and drive strategic growth across a portfolio of properties. This role combines financial expertise, operational oversight, and strategic planning to optimise performance, manage risks, and identify new opportunities for value creation.
Key Responsibilities:

Financial Performance – Develop and manage property budgets, monitor monthly performance, and ensure returns exceed benchmarks. Provide insights on vacancies, arrears, and portfolio risks.

Portfolio Strategy – Recommend acquisitions, disposals, upgrades, and developments to unlock value. Conduct due diligence and support valuations across the portfolio.

Operational Oversight – Conduct regular property inspections, ensure service provider performance, and drive operational efficiencies.

Market Intelligence – Analyse market trends, tenant performance, and competitive benchmarks to inform leasing, tenant mix, and business strategies.

Leasing & Tenant Management – Develop leasing strategies, negotiate major leases, and build strong relationships with national/anchor tenants. Review tenant mix and drive occupancy to maximise rental income.

Business Planning & Reporting – Contribute to strategic business plans, create performance reports, and leverage business intelligence to support decision-making.

Cost & Utilities Management – Implement cost-control measures, optimise utilities (including solar), and ensure correct recoveries.

Project & Facilities Integration – Collaborate with project and facilities teams on refurbishments, upgrades, and compliance initiatives.

Stakeholder Engagement – Build strong relationships with tenants, service providers, investors, and senior management.
Requirements:

Tertiary qualification in Property Studies / Finance / CA(SA)

5–7 years’ experience in asset management or property investment

Strong financial acumen, including valuations, budgeting, and business planning

Proven ability to negotiate and conclude high-level transactions

Advanced skills in Excel, PowerPoint, and financial modelling

Strategic thinker with analytical, entrepreneurial, and problem-solving ability

Excellent communication and stakeholder relationship skills

Detail-oriented, proactive, and able to work independently

Experience in property development, leasing, or portfolio optimisation (advantageous)
